Τι θα κάνεις
- Καταρτίζεις ετήσια επιχειρηματικά σχέδια, προϋπολογισμούς, αναθεωρήσεις προβλέψεων και μακροπρόθεσμες στρατηγικές περιουσιακών στοιχείων.
- Παρακολουθείς P&L, ταμειακές ροές, κεφαλαιουχικές δαπάνες και κεφάλαιο κίνησης, εντοπίζοντας κινδύνους και ευκαιρίες βελτίωσης.
- Συνεργάζεσαι με Operations, Finance, Commercial, Marketing και Brand για τη βελτιστοποίηση εσόδων και κερδοφορίας.
- Επιβλέπεις πρωτοβουλίες ενίσχυσης της αξίας, όπως επανατοποθέτηση, ανακαινίσεις, αναβαθμίσεις και ευθυγράμμιση με το brand.
- Υποστηρίζεις διαπραγματεύσεις, due diligence και διαδικασίες συναλλαγών για νέες ιδιοκτησίες και έργα στρατηγικής επέκτασης.
- Λειτουργείς ως σύνδεσμος μεταξύ Owner/CEO και funds, επενδυτών, κεφαλαιακών εταίρων και λοιπών χρηματοοικονομικών stakeholders.
- Συντάσσεις αξιολογήσεις απόδοσης περιουσιακών στοιχείων, ενημερώσεις επενδύσεων και στρατηγικές εισηγήσεις.
- Εξετάζεις προτάσεις capex και business cases, διασφαλίζοντας πειθαρχία ROI, έλεγχο χρονοδιαγράμματος και υλοποίηση εγκεκριμένων σχεδίων.
- Παρακολουθείς τάσεις αγοράς, ανταγωνισμού και προορισμών για την υποστήριξη αποφάσεων τιμολόγησης, τοποθέτησης και επενδύσεων.
- Διασφαλίζεις τη λειτουργία κάθε περιουσιακού στοιχείου σύμφωνα με τα πρότυπα του brand, τους στόχους και τις απαιτήσεις συμμόρφωσης.
- Υποστηρίζεις contract management, την ευθυγράμμιση operator/owner και τη διαπραγμάτευση βασικών εμπορικών όρων.
- Ηγείσαι due diligence, underwriting και υποστήριξης μετάβασης για εξαγορές, νέα openings και επέκταση χαρτοφυλακίου.

- Hotel finance, hospitality real estate και asset management
- Financial analysis, budgeting and forecasting και P&L and cash-flow management
- Investment analysis, underwriting και due diligence
- Capex planning και Advanced Excel
- Stakeholder management, contract management και investment negotiations
- Business planning
