About the job
The Maintenance Manager is responsible for the overall operation, maintenance, and continuous improvement of all engineering systems and physical infrastructure within the resort. The role ensures the seamless performance of mechanical, electrical, HVAC, plumbing, structural assets, maintaining the highest standards of safety, efficiency, sustainability, and luxury guest experience.
This position requires strong technical expertise, hands-on skills, leadership capability and a proactive approach to preventative maintenance and asset management.
Key Duties and Responsibilities
o Develop, implement, and continuously improve preventive and predictive maintenance programs for all building systems (HVAC, MV/LV electrical, plumbing, BMS, fire & life safety, security, automation, pumping stations, structural elements, etc.).
o Ensure optimal performance and reliability of all technical installations, minimizing downtime and operational disruption.
o Lead troubleshooting and root-cause analysis for recurring technical failures.
o Maintain accurate maintenance logs, technical documentation, and asset history records.
o Lead, mentor, and supervise the engineering and maintenance team, fostering a culture of accountability, safety, service excellence, and continuous improvement.
o Plan and allocate manpower efficiently; prioritize workload to ensure timely response to operational needs.
o Provide hands-on technical guidance and on-the-job training.
o Conduct performance evaluations and support recruitment, training, disciplinary actions, and succession planning in coordination with the Director of Engineering.
o Monitor energy consumption and implement cost-saving initiatives related to heat, light, and power usage.
o Oversee procurement, spare parts inventory, tools, and materials management to ensure operational readiness.
o Evaluate and optimize maintenance systems, work-order platforms, inventory control procedures, and project tracking systems.
o Ensure full compliance with Greek legislation, safety standards, environmental regulations, and hotel brand requirements.
o Implement and enforce health & safety procedures across all engineering activities.
o Conduct risk assessments and develop mitigation strategies for facility-related risks.
o Maintain the highest standards of quality consistent with a luxury hospitality environment.
o Coordinate closely with Rooms, F&B, Wellness, and other departments to schedule maintenance activities with minimal guest impact.
o Serve as the primary point of contact for all maintenance-related communications and provide regular updates to senior management.
o Support renovation projects, upgrades, and new installations.
Skills, Experience & Educational Requirements
o Degree in Electrical or Mechanical Engineering (mandatory).
o Professional license to practice engineering in Greece (preferred).
o Minimum 5 years of experience in a similar role, preferably within luxury hotels or high-end resorts.
o Proven experience managing engineering teams.
o Strong knowledge of:
MV/LV electrical systems
HVAC systems
Building Management Systems (BMS)
Automation & security systems
Pumping stations & water systems
Fire & life safety systems
o Proficiency in MS Office and AutoCAD.
o Experience with computerized maintenance management systems (CMMS) preferred.
o Strong leadership and team development skills
o Excellent organizational and time-management abilities
o Strong analytical and problem-solving skills
o Financial awareness and cost-control capability
o Excellent communication skills (Greek & English)
o Ability to work under pressure in a fast-paced luxury hospitality environment
