We are looking for a Site Design Manager to join our Residential team.
The successful candidate will be responsible for managing and coordinating the design implementation process during the construction phase of residential developments within The Ellinikon Project. Acting as the key interface between the Development Team, Design Consultants, Project Managers, and Main Contractors, he/she will monitor, review and ensure that the approved design intent is delivered on site, project objectives are achieved, and design-related issues are resolved efficiently and effectively throughout construction, through an established regular reporting methodology.
The Site Design Manager will be reporting to the Senior Design Manager and the Development Director, assigned to the project.
Key responsibilities:
Core competencies, knowledge & experience:
Construction Design Management
Manages the design implementation process during construction and acts as the primary design representative on site. He/she ensures that the approved design intent, project objectives, quality standards, and technical requirements are maintained throughout project execution. The Design Manager also supports the Development Team in monitoring design compliance, identifying project risks, and ensuring timely resolution of design-related matters.
Design Coordination & Stakeholder Management
Coordinates and maintains effective communication between the Development Team, Design Consultants, Project Managers, Main Contractors, Specialist Contractors, and other project stakeholders. He/she facilitates design coordination meetings, technical workshops, and site reviews while ensuring alignment among all parties regarding project objectives, design requirements, programme constraints, and quality expectations.
Construction Documentation Review
Reviews construction drawings, shop drawings, material submissions, method statements, and technical submittals to ensure compliance with approved designs, project specifications, and development requirements. Coordinates consultant reviews and ensures that all design information remains coordinated, complete, and suitable for construction.
RFI & Technical Query Management
Manages Requests for Information (RFIs) and technical queries raised by contractors and subcontractors. Coordinates timely responses with architects, engineers, and specialist consultants while ensuring that all responses align with project objectives, approved design intent, and contractual requirements. Maintains clear records and tracking of design-related issues and resolutions.
Site Monitoring & Quality Assurance
Conducts regular site inspections and reviews construction progress from a design perspective. Verifies compliance with approved drawings, specifications, mock-ups, samples, and quality benchmarks. Identifies deviations, non-conformities, and technical issues, and coordinates corrective actions with the relevant stakeholders.
Design Variation Management
Reviews and evaluates proposed design changes, value engineering proposals, contractor suggestions, and site-driven modifications. Assesses their impact on cost, programme, quality, functionality, and operational requirements and provides recommendations to the Development Team for approval.
Project Delivery & Handover
Supports the project delivery process by coordinating design-related close-out activities, reviewing as-built documentation, participating in snagging and inspections, and ensuring that design requirements are fully addressed prior to handover.
Academic Qualifications:
A Bachelor degree, ideally combined with an MSc degree, in Architecture Engineering
Excellent command of the English language; any other language will consider as an asset.
Professional Experience:
Minimum 10 years of professional experience in architecture, design management, construction administration and project delivery.
Strong experience on large scale residential and hospitality projects, with significant exposure to construction-phase activities.
Previous working experience on construction sites and coordinating multidisciplinary consultant teams, contractors, and specialist subcontractors.
Demonstrated experience reviewing construction drawings, shop drawings, technical submittals, RFIs, mock-ups, and material submissions.
Strong understanding of construction methodologies, sequencing, and quality assurance processes.
Experience working with international consultants, contractors, and major clients on complex developments.
Strong knowledge of Greek Building Regulations, Eurocodes, and international standards and best practices.
Familiarity with BIM-enabled project delivery processes and construction document management platforms.
On a personal side, the ideal candidate:
Has proven coordination and leadership skills, with the ability to manage multiple stakeholders and drive timely resolution of design and construction issues.
Demonstrates strong technical judgement, problem-solving abilities, and attention to detail.
